Codominiums & Redevelopment-- What's Up on the Strip ?

The world famous Strip is the dynamo that lights up the desert, and it has always been a great place to invest in Las Vegas real estate.

There's a huge supply of condos on the Strip right now and a healthy sense of competition should prevail for some time. Most of the development has been on the north end of the Strip from Sahara Blvd to Desert Inn where numerous condo projects like Turnberry Towers, Trump International & Sky have already gone up.

However, many of the major casinos up and down the Strip like Encore, Caesar’s Palace and MGM have also added condominiums to their properties, while City Center & other big projects are bringing even more condos to the heart of the Strip. Towers are going up on cross-streets like Harmon & Flamingo, home to condo-fied casinos like the Palms & Hard Rock, & look for projects along Paradise Road east of the Strip where Hughes Meridian and some of the traditional golf course communities are located.

Some of the best deals on condos will be from Downtown to the Strip where a major revitalization program is underway. The bigger the better and right on Las Vegas Blvd. please.

Also, watch for future expansion of the Strip onto industrial properties & land south of Mandalay Bay, & more importantly, west of the I-15. Any condos built along the freeway corridor will eventually have a front row seat for the bigger, better 21st Century light show.

Distinctive Custom Homes & Luxurious Strip View Estates

If it isn't the Strip... it isn't Las Vegas! So if you can't be where the action is, make sure you have a comfortable seat & a great view.

Most of Las Vegas' exceptional estate properties are located in the hills south & west of the city, from Summerlin to MacDonald Ranch. Many of these prime locations offer astounding city & mountain views that add value to your investment & complete the scene for gracious living.

Older custom homes & horse properties can be found at relative discounts outside of Henderson, & along the hills east of the Strip. Larger homes on an acre or more with no shortage of views are available. Lake Las Vegas is also in this area.

The rest of the market for custom homes & estates can't be as neatly defined (with the exception of 'old' Las Vegas homes built before 1960.) Developments from the 80's and 90's west of I-15 occasionally offer larger, custom homes and the odd estate. The same is true of the Winchester District where interesting deals can be found on properties from the 60's & 70's east of I-15 that are closer to the Strip. Always look up in these areas because some of the more enticing opportunities are in McCarran Airport's landing pattern.

Other interesting opportunities include horse ranches in the high-desert, luxury cabins on Mt. Charleston & river properties on the Colorado & Lake Mead, all an hour or less from the bright lights of the Strip.

Make sure to take a good look at the only neighborhoods in Las Vegas next to the World Famous Strip. Located between Downtown and Sahara Blvd. on either side of the I-15, these communities from the 40's & 50's were once the desert playground of celebrities and local legends like Elvis, the Binions & Liberace.
